On Q PM’s Flat Fees & Costs
One of the first questions anyone asks us is usually in reference to the costs of management services. At On Q Property Management, we believe in transparency. That is why we share all of our costs and flat fees upfront.
We meet with all of our potential clients to go over a free, comprehensive rental consultation to discuss the unique features of their home and go over a rental price analysis. That includes reviewing contributing factors that will help determine the appropriate rental price of the home to ensure that our owners are getting the most out of their investment. We also walk them through the On Q Flow, our unique system that enables our owners to always know what is going on with their property and tenants.
We handle all of the marketing efforts to get your property rented out as quickly as possible to high-quality tenants. There is a one-time fee of $199 that gives you access to more than 100 of the top rental sites, as well as an On Q PM yard sign and weekly professional feedback to help you maximize rent prices and minimize costs. The $499 Leasing Fee gives you access to our team of licensed real estate experts. The handle showing the property, negotiating with potential tenants, and drawing up all necessary legal documents such as leases. Depending on where you choose to have your property appear, there may also be a $200 MLS fee.
After that, it’s as straightforward as it can get; we do not charge any property management fees until we have rented your property out. In short, we don’t get paid unless you get paid. And then, the monthly price is only $75 — every time.
