Step 1. Free Professional Consultation

  • On Q will check the condition and note the upgrades of the property
  • On Q will talk with home owner about what needs to be done prior to marketing the property for rent
  • On Q will review rental comps in the area that have been rented over the past year
  • On Q will give an educated per month rental amount to the home owner

Step 2. Signing on with On Q’s Automated Systems

  • Within 48 hours: The Property Manager will call the home owner to introduce themselves and finalize the paperwork
  • Within 48 hours: On Q will coordinate any maintenance, cleaning, or carpet cleaning at discounted rates. (If needed)
  • Within 48 hours: On Q will email you a user name and password to your 24/7 OWNERS PORTAL.
  • Update contact information
  • Real-Time threaded conversations with property managers with email alerts
  • View and approve work orders
  • View bills and attached invoices
  • Access owner statements
  • Make electronic contributions to the portfolio balance
  • Run real-time reports
  • Access shared documents
  • Within 48 hours: On Q will put a lock box on the property.
  • Within the first five days: On Q will upload the home owners signed agreement to their PORTAL

Step 3. On Q’s Dynamic Rental Marketing

  • Within 48 hours: On Q will put up a sign.
  • Within 48 hours of the property being rent-ready: On Q will take up to 40 pictures of your property
  • Within 48 hours of the property being rent-ready: On Q will begin marketing your property on over 100 websites including craigslist once per week.
  • Each week until your property is rented: On Q will call the home owner to discuss the properties showings, rental status, and feedback from potential tenants

Step 4. On Q’s Tenant Screening Guarantee

  • On Q will run credit and criminal background checks on all potential tenants at no charge to the home owner
  • On Q will get a proof of income/employment
  • On Q will contact the tenants past landlord to check their payment history and the condition of the property when they moved
  • On Q will interview the tenant to see if they have pets, special requests, and finalize the move-in date and rental amount
  • On Q will call the home owner with this information. The home owner has the option to except or deny the tenant

**On Q will guarantee that all approved tenants will pay rent for a minimum of 90 or we will re-rent the property for FREE (no marketing or leasing fee will be charged)**

Step 5. On Q’s Automation

  • On Q will call the home owner every six months to see if they would like a routine inspection report of their property
  • Whenever rent is paid: On Q will send you an automated email showing the amount of rent paid by the tenant
  • On the forth day of each month (if rent has not been paid)Q will send an automated email letting you know that rent is late.
  • On the fifth day of the month (if rent has not been paid): On Q will send an automated email letting you know we have sent out a five day notice
  • On Q will help you through the evection process in the unlikely event that it becomes necessary
  • Before the 15th day of the month: On Q will direct deposit the rents into the owners bank account and post ‘The Owners Statement’ to the owners PORTAL

Step 6. On Q’s Move-Out Process 30 day Move-Out Notice Received

  • Within 48 hours of receiving the 30 day notice: On Q will notify the home owner
  • Within 48 hours of receiving the 30 day notice: On Q will move the property back to Stage 3 and get the property re-rented as soon as possible
  • 30 days after receiving the 30 day notice: Preform the move-out inspection
  • 30-32 days after receiving the 30 day notice: Schedule any maintenance or cleaning needed
  • 45 days after receiving the 30 day notice: Send a detailed accounting of security deposits to the tenant
